When a Repair Is the Right Call

Not every leak means a new roof. A roof with plenty of service life left and one failed penetration needs a repair, not a replacement, and any contractor who cannot tell you which situation you are in has not looked closely enough.

We repair roofs across Chattanooga, Hamilton County, and North Georgia — and we say so plainly when a repair will only buy a season. The difference usually comes down to three things: how old the roof is, whether the decking underneath is still sound, and whether the problem is isolated or the same failure repeating across the whole slope.

What We Repair

  • Active leaks — traced to the actual entry point, which is often not above the stain on the ceiling
  • Wind-lifted and missing shingles — common after the straight-line wind events that come through the valley each spring
  • Failed flashing — chimneys, walls, skylights, and valleys, which is where a large share of the leaks we find actually originate
  • Pipe boots and vent seals — the rubber collars crack and fail years before the shingles around them do
  • Ridge cap and edge metal damage — the first thing to go on exposed ridge-line properties
  • Decking repair — soft or rotted sheathing replaced before anything new goes over it

How We Diagnose a Leak

Water travels. It enters at one point, runs along decking or a rafter, and shows up somewhere else entirely — which is why chasing a ceiling stain straight up is the most common way a repair gets done twice. We get on the roof, inspect the penetrations and flashings upslope of the stain, check the attic side where we can, and find the entry point before quoting anything.

When We Will Tell You to Replace Instead

If the shingles are brittle and losing granules across the whole slope, if there are already two layers up there, if the decking has failed in more than one area, or if the same repair has been done twice already — a repair is throwing money at a roof that has ended. We would rather lose the small job than sell you one that fails next spring. If replacement is the honest answer, here is what that involves.

Roof Repair Questions

It depends entirely on what failed and how much decking is involved, and any number quoted before someone has been on the roof is a guess. The inspection and the quote are both free, and you get a fixed price before any work starts — no discovery pricing halfway through.
Often, yes. Isolated damage on an otherwise sound roof is exactly what a repair is for. Matching shingles on an older roof is the usual limitation — sun-faded shingles never match new stock exactly, so a repaired area on a 15-year-old roof will be visible even when it is watertight.
Sudden storm damage is generally treated differently from gradual wear, but we do not tell homeowners what their carrier will approve — that is the adjuster's call. What we do is document what actually failed, and why, so the decision is made on accurate information. If the damage is storm-related, start with our storm damage page.
For an active leak we prioritise containment — tarping to stop water coming in — usually same-day or next-day in Hamilton County. The permanent repair follows once the roof is dry enough to work on safely.
